Buying a portable building is a real investment. Whether you are looking for extra storage, a workshop, a chicken coop, or a shelter for your animals, you want something that holds up through Tennessee summers, hard rains, and the occasional ice storm. Not all portable buildings are built the same way — and the differences matter.
Here are five things worth checking carefully before you commit.
1. What Is the Floor Made Of?
The floor is one of the hardest-working parts of any portable building. It takes the weight of everything you store, deals with moisture from below, and has to hold up for years of foot traffic and heavy equipment rolling in and out.
Look for:
- Treated skids at the base to keep the floor off the ground and resist moisture and rot
- Pressure-treated floor joists for the same reason — untreated lumber in contact with the ground will eventually fail
- 3/4” tongue-and-groove plywood decking for strength and a tight fit that resists warping
Some buildings offer upgraded flooring options — including thicker decking, treated joists, or even engineered wood products for heavy-use applications. If you plan to park a riding mower or a small tractor inside, this is worth paying attention to.
2. How Is the Siding Handled?
Siding does two jobs: it keeps weather out and determines how the building looks on your property for the next decade or more. There are several common options, and each has trade-offs.
- LP SmartSide is an engineered wood product that resists moisture, impact, and termites better than standard OSB or T1-11. It is one of the most popular choices for portable buildings in the South because it handles humidity well.
- T1-11 plywood siding is solid and traditional, though it requires good paint maintenance to stay in top shape over many years.
- Cedar siding is naturally resistant to insects and rot, and it has a look that nothing else quite matches — but it comes at a premium price.
- Metal panels on metal buildings require virtually no painting and are highly durable, though they can be prone to denting.
Whatever siding you choose, ask whether it comes pre-primed or pre-painted, and what kind of warranty the manufacturer stands behind.
3. What Does the Warranty Actually Cover?
Warranties vary widely in the portable building world. Some cover only major structural defects. Others cover workmanship in detail. Read the warranty carefully and ask questions before you sign.

4. Who Is Delivering and Installing It?
A portable building that arrives damaged, sits crooked, or is placed in the wrong spot on your property is a real problem. Delivery and installation quality matters almost as much as the building itself.
Ask:
- Who handles the delivery — the dealer or a third party?
- What do they need cleared to get the building onto your property? (Most setups require a path at least 12 feet wide and level enough to maneuver a trailer.)
- Do they set anchors, and if so, what kind?
- What happens if something gets damaged during delivery?
A reputable company will walk you through all of this before delivery day, not surprise you with requirements after the sale.
5. Who Are You Buying From?
This one matters more than people sometimes realize. A building is only as good as the company standing behind it. If a problem comes up six months after delivery, you want someone who will actually pick up the phone and take care of it.
Look for a company that:
- Has been in business long enough to have a track record
- Has a physical location and real people you can talk to
- Is straightforward about pricing with no hidden fees
- Stands behind their work when something goes wrong
