Our headquarters and main lot is at 6540 South York Hwy, Clarkrange, TN 38553. We also have 16 dealer locations across Middle and East Tennessee, so there is likely a lot near you.
Mountain Barn Builders has been serving Tennessee communities since 1992 — over 30 years. We are a locally owned, family-operated business based in Fentress County.
We deliver throughout Middle and East Tennessee. Our dealer network stretches from Clarkrange to Cookeville, Crossville, Livingston, Jamestown, Sparta, and surrounding communities. Check our dealer page for the location nearest you.
No appointment is needed. Our lots are open during normal business hours and our sales associates are there to answer questions, show you buildings, and walk you through your options at your own pace. You are never under pressure to buy on the spot.

Permit requirements vary by county and municipality in Tennessee. Many rural areas and unincorporated communities have no permit requirement for portable structures under a certain size. However, we always recommend checking with your local county building or zoning office before placing your order. We can share what we know about common requirements in the areas we serve, but the final answer depends on your specific property and jurisdiction.
Most of our building styles are available in a range of widths from 8’ to 16’ wide, and in lengths from 8’ up to 40’ or longer depending on the style. Sizes vary by model — visit the individual product pages for available size options, or ask your sales associate what is available for the style you are interested in.
Deluxe-tier buildings use higher-specification materials, feature enhanced trim and finishing details, and come with an 8-year workmanship warranty vs. the 5-year warranty on Standard buildings. Standard buildings are solid, well-built structures — the Deluxe upgrade is for customers who want premium finishes and extended coverage. Most of our buildings use LP SmartSide engineered wood siding, which resists moisture, impact, and termites better than standard plywood or OSB. Our Beachy Cedar buildings use natural cedar siding. Metal structures use steel panels. The siding type is specified on each product page.

This construction keeps the floor off the ground, resists moisture and rot, and provides a solid surface for years of use. Heavier-duty floor options are available on certain models.
Many of our customers use their buildings as workshops, hobby studios, home offices, and more. Our Studio Deluxe in particular is designed with this type of use in mind. That said, whether a portable structure can serve as a living space depends on your local county regulations and zoning. We do not build to residential dwelling code. If you have questions about a specific use, we recommend checking with your local county office.
Yes. We offer a range of siding and trim colors to suit your property. Visit our Options & Colors page to see the current color selections. If you want something specific, ask your sales associate — we can often accommodate custom color requests on larger orders.
Our metal carports start at 12’ wide and go up to 30’+ wide for triple-wide or commercial configurations. Lengths can be extended in 5’ increments. Common widths are 12’, 18’, 20’, 24’, and 26’. Use our 3D Configurator to build and visualize the exact size you need.
We offer three roof profiles:
The lower the gauge number, the thicker the steel. 14-gauge is our standard frame option and comes with a 10-year rust-through warranty — solid for most residential applications. 12-gauge is a heavier-duty frame with a 20-year rust-through warranty, recommended for areas with significant snow load, larger spans, or commercial use.
Yes. You can add panels to one end, both ends, or all sides. You can also add walk doors and garage doors to create a fully enclosed metal garage. At that point the structure is essentially a metal garage rather than an open carport. Talk to your sales associate about the configuration that makes the most sense for your use.
Most RVs and campers require a minimum of 12’ of clearance. Measure your vehicle at its highest point (including any roof-mounted A/C units or vents), then add at least 12–18 inches of clearance above that. We offer tall-leg configurations to accommodate RVs — ask your sales associate about available leg height options for your unit size.
Delivery pricing depends on your distance from the nearest dealer lot and the size of the building. Many locations within our standard service area qualify for free delivery. Ask your sales associate for the exact delivery cost for your address when you request a quote.
Delivery requires a clear, accessible path to the placement site. General requirements:
If your property has unique access challenges, tell us before delivery day and we will work through the options with you. We have set buildings in tight spots before and can often find a solution.
No concrete slab is required. Our buildings sit on pressure-treated skids and can be placed on level ground, gravel, or a concrete pad. For best long-term performance, the ground under the building should be reasonably level — within a few inches. If your site has significant slope, discuss site prep options with your sales associate before delivery.
Lead times vary based on the building style, size, and current production schedule. In-stock inventory buildings can often be delivered within a week or two. Custom-built orders typically take several weeks depending on demand. Your sales associate will give you an estimated timeline when you place your order.
Yes — that is one of the biggest advantages of a portable building. If you move to a new property or need to reposition the structure, it can be relocated. Moving costs depend on distance and logistics. Contact us and we can help arrange it.
No credit check is required. Rent to Own is a rental agreement, not a loan or credit product. Almost anyone qualifies regardless of credit history.
Deposit requirements depend on the building type:
We do not accept deposits larger than 20% of the purchase price. All deposits apply to your account and count toward the total payoff.
Rent to Own contracts are available in 36-month, 48-month, and 60-month terms. A shorter term means higher monthly payments but less total cost over time. Your sales associate will show you the breakdown for each term so you can choose what fits your budget.
On a 36-month contract only, if you pay the full purchase price within the first 90 days, you pay only the original cash price — no additional rental fees apply. To qualify, your account must be in perfect standing with zero missed payments and no agreement violations during that period.
Yes. You can pay off your remaining balance at any time during the contract with no early buyout fees. Early payoff simply ends your rental agreement and transfers full ownership of the building to you.
You can return the building at any time in satisfactory condition and your rental agreement ends with no further obligation. Previous payments are not refunded, but you carry no ongoing liability after the building is returned. This flexibility is one of the key advantages of the Rent to Own program.
The maximum building value eligible for Rent to Own is $25,000. Buildings above that threshold would need to be purchased outright or discussed with your sales associate for alternative arrangements.
Workmanship warranty coverage depends on the tier:
Metal carports and garages carry a separate rust-through warranty on the frame: 10 years on 14-gauge and 20 years on 12-gauge steel. See the full details on our Warranty page.
The workmanship warranty covers defects in materials and construction that affect the structural integrity of the building. It does not cover normal wear, cosmetic fading from weather exposure, or damage caused by improper use, neglect, or acts of nature. For full coverage details, review the Warranty page.

Most buildings can be ordered with additional windows and upgraded door options including double doors, extra-wide doors, and loft windows. Standard configurations vary by model. Ask your sales associate what is available for the specific style and size you are ordering.
Lofts are a standard feature on our Barn and Barn Deluxe styles, which use a gambrel roofline specifically designed to maximize vertical storage. Some other models can accommodate loft additions — ask your sales associate what is possible for the style and size you have in mind.
